(English below) Hej! Jag söker nu hyresgäst till min studentlägenhet i Tallörtsbacken under hösten (Juli/Augusti till januari, är flexibel med datum) då jag ska ta en utbytestermin i Nederländerna. Hyra (kan minskas): 5 500 kr. (Inkluderar ej vatten och el som brukar ligga på 500 kr sammanlagt.) Lägenheten är 26 kvadrat och fullt möblerad med säng, hörnbord, golvbord och kökstillbehör. Kan även ta bort något om det inte finns behov. Boendet är på första våningen, men fönstersidan är på andra våningen, så det är ingen som kikar in i fönstret när de går förbi. Väldigt lyckolottad plats, då man kan se hela Jönköping under kvällen utanför fönstret. 7 min med buss till Rådhusparken, därefter en 10-minuterspromenad till Jönköping University. För det priset man får betala har du en 7-minuters promenad till Jönköpings största shoppingcenter Asecs. Så du har alltid promenadavstånd till allt du skulle behöva. Där hittar du även bussen och en 24/7 McDonald's. OBS Viktigt att veta är att det just nu finns en vattenskada i badrummet som har skapat en golvutbuktning vid duschen. Inget farligt, inget mögel, men det gör så att vattnet sprider sig lite längre i badrummet när man duschar. Är i konversation just nu med hyresvärden om att sätta in duschkar så att det inte är ett problem. Jag undersöker även om det går att minska hyran eller om jag kan betala av lite från hyran varje månad. Då jag förstår att vattenskadan sänker lägenhetens standard. ENGLISH Hello! I am currently looking for a tenant for my student apartment in Tallörtsbacken for the autumn semester (July/August to January, flexible with dates), as I will be doing my exchange semester. Rent (negotiable): 5,500 SEK. (This does not include water and electricity, which usually amount to around 500 SEK in total.) The Apartment: The apartment is 26 sqm and comes fully furnished with a bed, corner desk, coffee table, and kitchen supplies. I can also remove whatever feels unnecessary. It is located on the first floor, but because of the building's elevation, the window side is effectively on the second floor. This means you have total privacy from people passing by. It is a fantastic location, offering a beautiful view of Jönköping at night right from your window. Location & Commute: The trade-off from having a 25-minute commute, including walking, is a 5 min walk to Acecs, Jönköping’s largest shopping center. Everything from restaurants, clothing stores, and a 24/7 McDonald's is within walking distance. Note regarding the bathroom: Please note that there is currently a minor issue with the bathroom floor due to a water damage problem in a lot of Tallörtsbaken apartments (a slight bulge near the shower). It is not dangerous, and there is no mold, but it causes water to spread a bit further across the floor when showering. I am currently in discussion with the landlord about installing a shower tray to resolve this (temporary fix, since they are currently working on a plan to fix the cause of the water damage in all apartments). Due to this temporary reduction in standard, I am open to discussing a rent reduction or a monthly discount as compensation until it is fixed.
